Significant Project Delays Caused by Upstream Contractors
As the electrical installation contractor, EAB was highly dependent on construction and finishing trades completing their work on time and to specification. Delays in preceding trades made it impossible to adhere to fixed workforce schedules and planned construction windows.
Complex Building Services Engineering (MEP) & Fire Protection Requirements

As a specialist contractor for large-scale projects, EAB was responsible for implementing a sophisticated building services concept. Consolidating all energy and safety systems on the upper floor required hundreds of cable routes to be installed vertically through the building structure. Within the timber-hybrid architecture, the structural integrity of the hollow box floor slabs could not be compromised. In addition, stringent fire compartmentation requirements had to be met.
Smart Building Requirements for Mixed-Use Operation

The power and low-voltage installations had to support the building's dual-purpose operation: a busy elementary school cafeteria during the day and a public training restaurant with an upscale atmosphere in the evening. Lighting, shading, and media systems needed to adapt flexibly to changing room configurations enabled by movable partition walls.

Solution Implemented: In close coordination with the client's project management team, EAB implemented a highly flexible construction phasing and workforce planning approach. Installation works were continuously adapted and carried out only in those areas that had been progressively completed and released for follow-on trades. Instead of a conventional linear installation process, the project was executed in multiple delayed and staggered phases.

Solution Implemented: EAB's engineering team utilized highly detailed digital installation plans, supported by in-house CAD and engineering services. Every wall and floor penetration was equipped with certified and officially approved firestop systems. This ensured that all cable penetrations remained fully smoke- and fire-resistant in the event of a fire.

Solution Implemented: EAB deployed modern bus-based building automation systems. The installed components enable facility staff to easily switch between predefined lighting scenarios and adjust safety and building systems at the touch of a button or via control panels, ensuring seamless adaptation to different usage scenarios.
